Southern California • Roof restoration
Commercial roof coatings
Make a sound restoration decision. Evaluate the roof you have, the repairs it needs and the coating system that fits.

What we can coordinate
Establish suitability before selecting a coating
Roof condition
Review the existing system, previous coatings, repairs and leak history. Identify whether further investigation is needed.
Moisture assessment
Determine whether a survey or targeted investigation is needed to assess concealed wet materials before restoration.
Compatibility and adhesion
Evaluate the proposed products and preparation against the actual substrate and manufacturer’s testing requirements.
Details and drainage
Identify failed seams, flashings, penetrations and drainage issues that must be addressed as part of the work.
Application planning
Coordinate preparation, repairs and the weather window with qualified specialists and the selected system’s requirements.
A complete proposal
Clarify the coating area, materials, repairs, exclusions, documentation and applicable warranty terms before authorization.
Beyond a single repair
Considering a silicone roof coating?
Silicone may suit some commercial roofs, but the decision starts with condition, compatibility and drainage. A coating cannot correct roof slope or an obstructed outlet, and moisture-curing chemistry does not make a wet or unprepared roof suitable for application.
- Silicone can itself be elastomeric; compare specific product systems and their requirements.
- Address defects and concealed moisture concerns before general coating application.
- Verify manufacturer-specific installer and warranty requirements for the proposed work.
A defined scope. A clear next step.
How we organize the work
Review the existing roof
Share roof records, known leaks and safe photographs. Identify the inspection, moisture assessment and testing the decision requires.
Compare suitable options
Use the findings to compare localized repairs, coating restoration or further replacement evaluation, including the supporting work each option needs.
Plan the approved work
Coordinate qualified specialists, preparation, weather, building access and documentation around the selected scope.

Questions property teams ask
What to know
before you start
Scope, access and responsibilities matter. Open a question for a practical answer, then share your property’s specific needs with us.
How do we know whether our roof is a coating candidate?
Start with the roof system, leak and repair history, substrate condition and drainage. A qualified assessment may require moisture investigation and adhesion testing. A sound, compatible roof may warrant restoration evaluation; widespread wet materials or other major failures may point to a different approach.
Can silicone coating fix ponding water?
Coating does not correct slope, deflection or blocked drainage. Recurring ponding needs its own assessment, and the proposed coating must meet the manufacturer’s requirements for the actual roof conditions. Do not select silicone solely because the roof holds water.
Is silicone different from an elastomeric coating?
Silicone can be an elastomeric coating. Elastomeric describes elastic behavior rather than a single product chemistry. A useful comparison looks at the specific silicone, acrylic or other system, its compatibility, preparation requirements and intended application.
Can you coat over existing leaks or wet insulation?
Leaks and suspected wet materials need investigation before coating. Failed details and affected materials may require repair or replacement within the restoration scope. A surface coating should not be used to conceal an unresolved roof-assembly problem.
Is coating always cheaper than replacement?
No blanket comparison is reliable. Preparation, detail repairs, wet-material removal, drainage corrections, access and the selected system affect the price. Compare complete proposals, expected disruption and actual warranty terms rather than coating price alone.
Can coating work be completed just before a storm?
Assessment, preparation and necessary repairs take time, and application must fit the selected system’s weather and curing requirements. An approaching storm does not make an unsuitable surface ready. If the window is insufficient, discuss appropriate maintenance or repair measures instead.
Who applies the coating, and is a warranty included?
Brady can coordinate the work with appropriate qualified roofing or coating specialists. Any manufacturer-specific installer designation and proposed warranty must be verified for the selected provider and system. Review those requirements and the actual warranty terms in the proposal.
Will the coated roof still need maintenance?
Yes. Plan inspections, drainage upkeep, debris management and attention to damage according to the selected system’s requirements. Controlled roof access and records of maintenance and repairs remain useful after restoration.
Let’s define the right next step.
Send the property address, known concerns, safe photographs and preferred timing. We’ll discuss an appropriate assessment or service scope.
