Practical next steps

Clarity for property decisions

Turn building concerns into an organized action list.

Recurring repairs, tenant turnover and budget planning can all raise the same question: what needs attention first? A facility inspection provides a structured review of the areas and systems included in the agreed scope.

Brady Construction Group works with commercial owners, property managers and facility teams to define the purpose of the inspection before the visit. Share known concerns, building use and the decisions you need the findings to support.

The inspection focuses on accessible conditions within that scope. Findings can guide maintenance planning, corrective work or further investigation when a concern needs a specialist review.

Define the review

Focus on the areas that matter to your property.

Inspection coverage is agreed in advance. Access, building conditions and the purpose of the review determine what can be evaluated.

Interiors & common areas

Review selected spaces for visible maintenance concerns.

  • Doors, hardware and finishes
  • Walls, ceilings and flooring
  • Tenant turnover or recurring service issues

Roofs, systems & exterior areas

Identify the systems and accessible exterior areas to include.

  • Electrical, plumbing and HVAC concerns
  • Roof inspections, building envelope and exterior upkeep
  • Items needing trade-specific investigation

Records & priorities

Organize the observations so the next steps are understandable.

  • Location and issue references
  • Photographs and descriptions in scope
  • Repair priorities and follow-up recommendations

Useful findings

A report designed to support action.

You receive a full work-order report and an inspection form through Brady’s custom service platform. Your team can monitor inspections alongside the property’s assets, maintenance and associated activities. Define any additional reporting needs during the scope review.

Some items may be suitable for a repair proposal; others may need additional access, testing or specialist assessment before a solution can be defined. Estimates and further evaluations can be scoped separately.

Use the findings to build three review lists: repair items to consider, conditions needing further investigation and recurring tasks to discuss for the maintenance program. Keep each item tied to its building area or asset. Subsequent work requires an agreed scope and authorization.

How it works

An inspection with a defined purpose.

01

Discuss the property

Share the address, building use and the decision the inspection should support. Identify known concerns, previous reports and the people who will review the findings.

02

Agree on coverage

Confirm included areas and systems, access arrangements, location references and reporting needs. Identify roof access or restricted spaces before the visit.

03

Review conditions

Inspect the accessible areas included in the scope and record observations.

04

Plan follow-up

Discuss findings, further investigation and separately scoped repair options.

Questions & answers

The details, before you start.

Does a facility inspection certify the entire building?

No. It addresses the agreed scope and accessible conditions. Regulatory certifications, engineering assessments, concealed conditions and destructive testing require separate consideration and appropriately qualified specialists where applicable.

What should we provide before the visit?

Share the site address, building type, known issues, occupied areas and access restrictions. Available drawings, service records and equipment lists can help define the review.

Can you inspect an occupied property?

Discuss operating hours, tenant needs, restricted areas and any shutdown requirements before scheduling. Access and site arrangements must be confirmed for the agreed scope.

Can Brady help with repairs identified during the inspection?

Our facility services division can review corrective work. Larger improvements can be referred to the commercial construction division for a separate scope, budget and schedule.

Can several properties be reviewed together?

Yes. Share the locations and objectives so we can define a coordinated scope. Brady’s custom service platform lets your team monitor locations, assets and inspection activities across the portfolio.

Do you perform commercial roof inspections?

Yes. Roof inspections are part of Brady’s commercial inspection services. Share the property, roof access details and your concerns so we can define the inspection scope.
