What we can coordinate

Build the scope around your roof

Condition review

Define checks of accessible roof surfaces, seams, flashing, penetrations, equipment curbs and previous repairs. Identify where further assessment is needed.

Drainage & debris

Identify the roof drains, scuppers, gutters and downspouts included in the visit. Agree on access, debris collection and disposal arrangements.

Targeted repairs

Review identified defects and proposed repair methods. Confirm compatible materials, repair limits and approval for work outside the maintenance scope.

Recurring care

Use roof guidance, condition, debris exposure and service history to discuss maintenance intervals and follow-up triggers.

Beyond a single repair

Make the next roof decision with better information

A maintenance visit should help distinguish routine care from a repair or a larger investigation. Brady connects roof findings with your facility priorities, tenant access and related building repairs. Coating and restoration are evaluated separately when appropriate.

  • Review available roof and warranty records
  • Keep inaccessible areas and open recommendations visible
  • Separate maintenance from repair and restoration proposals
  • Agree on closeout records before the work begins

A defined scope. A clear next step.

How we organize the work

01

Review the history

Share the address, roof information, previous inspections, repairs and reported leak locations.

02

Confirm the scope

Define the assessment, included maintenance tasks, access arrangements, specialist needs and documentation.

03

Complete approved work

Coordinate the agreed tasks and authorized repairs. Record areas that remain inaccessible or need further assessment.

04

Questions property teams ask

What to know
before you start

Scope, access and responsibilities matter. Open a question for a practical answer, then share your property’s specific needs with us.

What is included in commercial roof maintenance?

The proposal defines the tasks. A scope may include accessible condition checks, drainage and debris work, agreed detail repairs and completion records. Baseline inspection, recurring tasks and corrective repairs should be identified separately.

How often should a commercial roof be maintained?

Use the roof system's maintenance guidance, applicable warranty requirements, condition and service history. Debris exposure, rooftop equipment activity and previous leaks can change the appropriate interval. One fixed schedule does not suit every roof.

Is roof-drain cleaning included in every visit?

Only when it is part of the agreed scope. Identify the outlets, scuppers, gutters, downspouts and connected components included. Below-grade site drains or catch basins may require separate assessment and cleaning arrangements.

Can you help if we do not have recent roof records?

Yes. Share the information you have and request an initial scope review. Accessible observations can establish a starting point, while concealed conditions, moisture concerns or coating suitability may need separate investigation.

Will maintenance preserve our roof warranty?

Warranty conditions are set by the applicable documents and issuing party. Share them before work is scoped so requirements can be reviewed. Do not assume a maintenance visit or proposed repair automatically satisfies those conditions.

Is maintenance the same as roof coating or restoration?

No. Maintenance addresses agreed care and condition checks. A coating or restoration proposal needs a separate review of the existing system, compatibility, moisture, adhesion, drainage and required repairs. Not every roof is a suitable candidate.

Can roof maintenance be coordinated across a portfolio?

Yes. We can discuss shared property identifiers, approval contacts and documentation expectations while keeping each roof's condition and scope distinct. Provide a location list and available roof records to begin.

What if our roof is already leaking?

Call (909) 293-9861 to report the location, symptoms and operational impact. An active leak may need a separate investigation and repair scope. Safe access and service arrangements must be confirmed; keep property staff off wet roofs.

Let’s define the right next step.

Send the property address, known concerns, safe photographs and preferred timing. We’ll discuss an appropriate assessment or service scope.
